San Francisco One Market Office Moving to 333 Bush Street
SAN FRANCISCO, March 16, 2011 – Sedgwick has signed a 10-year lease to occupy 89,076 square feet at 333 Bush Street, a 42-story Class A Building centrally located in San Francisco’s financial district.
The 333 Bush deal provides Sedgwick with an efficient law firm buildout featuring 130 perimeter offices and a conference center all connected via an internal stairwell, with panoramic views of the San Francisco Bay and surrounding cityscape. The firm expects to relocate more than 200 attorneys and staff members in San Francisco to the new location by the third quarter of 2011.
“333 Bush represents the best value in terms of price to quality,” Sedgwick Chair Michael Tanenbaum said. “Sedgwick has taken a proactive approach to real estate needs. This strategy allows us to take advantage of market opportunities as we align our real estate needs with our growth strategies, the needs of our clients and the overall economic climate.”
In the past year, Sedgwick conducted in-depth due diligence on 66 office buildings and toured the 15 best candidates. The firm also conducted negotiations with the owners of six buildings.
“333 Bush was the best fit, as Sedgwick is able to improve the overall quality of our space while achieving immediate economic efficiencies and locking in those efficiencies for the next decade,” Tanenbaum said.
Sedgwick was represented by Kevin Brennan of Jones Lang LaSalle in the deal. In selecting 333 Bush, Sedgwick joins forces again with Brookfield Properties, a nationally renowned building operator and owner, who is also Sedgwick’s landlord owner in its Houston, Texas, office property. Since its founding in 1933, Sedgwick has continued to grow from one office in San Francisco to 13 worldwide. Today, Sedgwick represents clients not only in Northern California, but nationally and internationally in all major areas of practice. Sedgwick will continue to house its national administrative staff at 135 Main St. in San Francisco.
